I can't pay my invoice as a refund has been issued

A seller has completed their work and I want to pay them the invoice. It's currently sat in Escrow.

She has given me a refund for a delay but it is not for the full amount. She cannot now send the invoice and I can not pay her the funds she should receive. Can you please advise what we should do?
