Abusive buyers
We have had a very abusive buyer, trying to get free advice prior to confirmation of appointment ... and also potentially slant the report in a direction that may not be in accordance with the law and legal obligation, but wants us to sign it and expose our professional insurer.
Unfortunately, as its after hours here in the UK, there is no way to get assistance from PPH, or no mechnisim for other worldwide PPH offices to handle abuse as it happens.
In the absence of anyone being available from PPH, if anyone knows how this should be handled, if you can let us know as were obviously missing something and would rather resolve before this guy goes off on one.
Thanks.

Proposal
We are a Chartered Architectural Practice, regulated by CIAT and registration number F4704. Based in Bristol.
Our specialty is the technical elements of built environment, how things go together, Building Regulation Compliance etc, and also Planning Conditions and the like, as opposed to the aesthetics and creating grand visions ... were about getting stuff done.
Depending on what you require addressed in the report you are seeking, as the advert is not too explanatory, but based on your budget, we can allocate up to two hours resources and discuss further to understand your need, objective and how we can assist. That would work out at £88. But please see note further down, as we dont want you putting more on deposit that required, and we think it can be done in 1 or 1.5 hrs, as sounds simple so have priced accordingly to save you fees.
But on the basis that you need a determination on whether something qualifies as a inner room, is pretty much a simple headed paper statement/report for submission to probably Building Control to justify something with regards the fire aspect and means of escape, proximity to warning sounders/alert and also search and rescue by the fire brigade.ITEMAMOUNTSimple report / illustrated statement£60.00Value Added Tax£12.00Deposit£72Proposal ID21984357fixed price £72DECLINED -

Hi
Thanks so much
We need a report about the back bedroom
In your view is it considered a back bedroom or an inner bedroom
We need a report with clarification in why you consider this room a back bedroom and not an inner bedroom
Kindly adviseATTACHMENTS -
Whatever your reason this must be backed with clear reasons . I hope I make sens
Our understanding of an inner bedroom with fire hasard is something like attached -
There is a disagreement with the estate agent
ATTACHMENTS -
Thats no problem.
Due to being taken advantage in the past giving advice etc, and also due to PPH's policy, we can only offer the professional advice after appointment.
However, if it is a room off room and you dont want the report bit done we can issue a refund for half the quote, but think you will need advice on a slightly different question, so pretty much would be a similar amount of cost as you would have queries etc and possibly need a bit of hand holding re fire containment etc. -
In ou4 view an inner bedroom is trapped as this is the case on this image
-
I don’t need an advice
-
We need a report .. either way that’s all from someone registered and qualified
-
It is obvious the room is leading directly to the living room
Therefore clearly is considered a back bedroom
And certainly not an inner bedroom -
For us the report that is important not the impression and an advice
-
If you are qualified and if you consider this room it’s a back bedroom and NOT an inner bedroom
Then we woukd buy your report -
Yes, in that case, yes, we can do you the report, we are qualified, we are a Chartered Architectural Technologist, and you can find out more about us and our specialties here, our professional institute.
With respect, a standard ARB architect will not know this, and actually, a surveyor might, but again, there are several types of surveyors and provided was the right sort. -
Ok it is not clear what you say
-
Is it too difficult to say that it is the report that is important for us and not the advice ?
-
We are unable to give an opinion or professional advice until appointed as its a breach of PPH terms.
-
If you consider this room an inner bedroom I will need to go to someone else
As in our view it is a back bedroom since is leading to the living room -
If you agree then yes we woukd accept the report
-
I hope this make sens
-
For god sake … yes another desperate britb
-
72 is the minimum the system will let us put a cost in for, as we said, if when we evaluate or provide an answer, we will ask for confirmation and proceed to the report, otherwise a partial refund, as providing professional advise like this is how we make a living.
We can assure you, that our advice and or reports will be correct, and opinion beyond question. -
You can try out a new Proposal that Mark cannot refuse.
-
28 nations gave zero point
Go figure
FREE I WOULDN'T DEAL WITH YOU
your behaviour is desperate
AND UNINTELLIGENT -
Sorry, I'm slightly unclear, as you are requesting we evaluate prior to appointment, and we have offered you a price suitable option should the work entailed be only marginal.
Are you asking for free advice or opinion prior to appintment ? -
We don’t NEEC A REPORT
WE NEED A REPORT IF IS CONSIDERED A BACK BEDROOM -
Get a life
-
So that means you need an opinion and a report.
-
Any professional advice, that you may wish to obtain, we are liable for and as such, would need some payment or acknowegement.
As we know how to mitigate any affect the regulations have, we are able to offer this as the solution. -
Quite pathetic
-
And desperate behaviour little England style
-
We have 7 other responses
All the best -
Sorry, but I am a professional, and if you want my view, it will be my view and as it is in company header, must be impartial and to the facts.
Are you trying to influcence the view when you have asked for an interpretation of the regulations.
We are employed by large Main Contractors to dispute matters with Building Control officers and align them to the correct way of thinking, should it be applicable.
It appears that you are after free advice. We can give you some advice, but require it to be paid in some form for the work undertaken, however minor, would require a minor payment.
There are no free bies afraid. -
Think you will find you only have four responses, and best of luck with a couple of them as one is
- in Canda and only a structural engineer.
- in Egypt, and not UK certified.
- a web designer.
That last one sounds like you can get a report moulded to your view, however, our offer still stands and if you want a professional one, and guidance how to mitigate any obligation then we are available. -
After you discuss with the other offers, should you wish a report on the back bedroom with justification, let us know.

You say they responded, yes, to confirm we dont have to provide any info before appointed.
The potential Client has got in touch again with more abusive messages, we've reported it ... but you have done nothing.
To be frank, I would of thought this warranted their account suspended and blocked, but you do not do that, when they are very unprofessional, and abuse that is basically hostile to the extreme.
Is this really the sort of buyer you want, and protection us freelancers get ?
